SUMMARY: To secure additional revenue for the various companies through finding and negotiating lease agreements for retail, office and warehouse spaces. Oversee (enforce) lease rule compliance at various properties and support the Company’s high standards for efficient property management while being flexible enough to resolve unexpected problems across the portfolio.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Leasing:

  • Prospect and solicit new tenants.
  • Qualify tenant prospects.
  • Obtain, present and negotiate lease offers and renewals for approval by Chief Operating Officer and President.
  • Provide supervision with a weekly prospect lead sheet.
  • Keep supervisor up to date and informed on projects and sales prospects.
  • Prepare leases.
  • Summarize leases.
  • Prepare lease analysis.
  • Maintain a state-of-the-art lease form.
  • Carry the transaction to and through closing (execution).
  • Execute post-deal follow-up.
  • Coordinate and communicate with other members of various departments.
  • Finding and qualifying prospective tenants which will result in the highest revenue to the landlord.

Marketing:

  • Develop and implement leasing plan.
  • Conduct market survey.
  • Analyze tenant mix periodically.
  • Develop a tenant retention program.
  • Build rapport with the brokerage community.
  • Keep brokers aware of available property.

Property Management:

  • Enforce sign and signage criteria and compliance.
  • Inspect properties daily and report punch list items to appropriate departments.
  • Monitor compliance of lease clauses.
  • Investigate and handle complaints, disturbances, violations of rules and regulations.
  • Work as a team with Vice President Property Management to ensure safe, clean and efficient properties.

Qualifications:

  • Sales skills; cold calling face-to-face, via telephone and email
  • Strong organization skills, establish system that tracks daily tasks and projects.
  • Ability to calculate basic lease data (i.e. monthly rent, rent per square foot, percentage rent, etc.).
  • Qualifying and closing prospects sales

Education and Experience:

  • College education preferred
  • Minimum 5 years’ experience leasing retail spaces
  • Understanding of key business terms in retail leases, especially triple net leases

Language Skills:

  • Excellent verbal and written skills.
  • Ability to effectively present information to individuals and all sizes of groups (i.e., clients, customers, guests, associates, managers etc.).
  • Ability to entertain clients in a professional business manner.

COMPUTER SKILLS:

  • Computer skills required for communication and reporting- Excel, Word, and Outlook.
  • Proficient in Outlook and Internet applications.

MATHEMATICAL SKILLS:

  • Analytical math skills required.

CERTIFICATES & LICENSES:

  • Must provide valid document(s) to work in the US.
  • Valid California Driver License is required.
  • Valid Lease/Real Estate license preferred

Job Type: Full-time

Pay: $105,000.00 - $106,000.00 per year
